Boston Epoxy Floor Pros started with a single conviction: that Greater Boston homeowners deserved a floor coating contractor who would prep the slab correctly every single time — not cut corners on grinding, not skip moisture vapor testing on basements, and not hand over a verbal warranty and disappear. We built the company around those three commitments and haven't changed them. Every installation begins with commercial diamond grinding. Every basement job is moisture-tested before a system is specified. Every customer receives a written warranty at project completion.
We're based in Boston and serve communities throughout the Greater Boston metro — Cambridge, Somerville, Quincy, Newton, Brookline, Dedham, Waltham, and Medford. Every job we take is within our service area, which means our crews are familiar with the specific flooring challenges of the communities they work in: the high-MVE basement slabs of Cambridgeport, the salt-spalled mid-century garages of Quincy and Dedham, the premium renovation market of Newton and Brookline.
Locally Owned, Boston-Based
We're not a franchise. There's no distant corporate office setting our prices or limiting our material choices to a preferred-vendor contract. We specify the system that's right for each job — which sometimes means recommending a more expensive primer when MVE testing says it's needed, and sometimes means telling a client their floor is in better shape than they feared. Our business model is built on accurate assessments and honest quotes, not on upselling systems that aren't required or discounting prep that is.
Being locally owned also means we're accountable to this market. Our reputation is built job by job in the same communities where our crews live and work. When a Newton homeowner's warranty needs to be honored three years from now, they can reach the same business that installed the floor — not a national call center that routes them to whoever has capacity that week.
What Makes Our Approach Different
Diamond Grinding — No Exceptions
Every installation starts with commercial diamond grinding to a CSP 2-3 profile. We don't acid etch, we don't shot blast residential floors, and we don't skip prep because a floor "looks clean." The mechanical bond created by diamond grinding is the only prep method that produces reliable long-term adhesion in New England's thermal cycling environment.
MVE Testing on Every Basement
Calcium chloride moisture vapor emission testing is mandatory on every basement and below-grade application. Greater Boston's geology — glacial till, clay, and fill over tidal marsh in many neighborhoods — produces MVE conditions that vary significantly from property to property. We test; we don't assume.
Written Quotes — No Phone Estimates
We do not quote garage floor jobs over the phone. Any contractor who gives you a square-foot price without seeing your slab is guessing. We inspect, test, measure, photograph, and provide a written itemized quote within 24 hours of the visit. The quote doesn't change when we show up on day one.
Written 15-Year Warranty
Every installation includes a 15-year warranty against hot-tire lift, UV chalking, and delamination — in writing, signed, and formatted for real estate disclosure use. The warranty is fully transferable to subsequent homeowners. We stand behind our work for 15 years because we install it correctly in the first place.

Why We Specialize in Epoxy and Polyaspartic Floor Coatings
We do one thing. We don't offer painting, general contracting, or pressure washing alongside floor coatings as side services. Specialization means our estimators understand every variable that affects a floor coating outcome — soil conditions by neighborhood, slab age by housing era, MVE risk by geography — in a way that a generalist contractor who "also does epoxy" cannot match. Every job we take is an epoxy or polyaspartic floor coating job. That focus shows in our prep quality, our material knowledge, and our warranty commitment.
What We Don't Do
We don't install epoxy paint from hardware stores — it's not a professional-grade system and we don't warrant it. We don't acid-etch instead of grinding — acid etching leaves residue that interferes with adhesion and produces shorter-lived coatings in Massachusetts's climate. We don't skip MVE testing on below-grade applications to save time. We don't quote over the phone. We don't install systems we can't warranty. If a slab has active structural movement, active water intrusion, or conditions that make a durable installation impossible, we'll tell you honestly rather than take the job and hand you a warranty we know we'll be replacing.
How We Got Here
Every aspect of our process was developed in response to the specific failure modes we observed in Greater Boston's epoxy flooring market: coatings that peeled because the installer skipped grinding, blistered coatings from untested MVE on Cambridge and Somerville basement slabs, chalked and yellowed finishes from aromatic topcoats that weren't UV-stable. Each element of our system — the mandatory diamond grind, the calcium chloride test, the aliphatic polyaspartic topcoat, the written warranty — addresses a specific failure mode that we've either observed in the field or been called to remediate after another contractor left a homeowner with a failed floor. The system is what it is because the Boston market showed us what doesn't work.
